THE SLOVENIA CAPITAL BUILDER Investment: Investors will provide equity investment for the development and will receive returns of 18% per annum. The return to each Investor is paid as the development nears completion, after 4-5 years, giving an overall return of up to 72% - 90%.The investment is SIPP approved for UK investors wishing to use their pensions. The minimum contribution for both cash and pension investment is €12,000, £10,000, $16,000. Excellent security for the investment is being provided. The development already having construction funding approved with the local banks and 65% of the Phase 1 apartments pre-sold to local residents - the target market for the sales teams.  Development:  The proposed development is in an exceptional area of Kranj, close to the river and some woodland, and also near to shops. It will consist of 395 residential apartments, with 800 car parking spaces. It will also have recreational facilities, a local post-office, a business incubator run by the local authority, and a child-care centre. The expected sale price of the units will be in excess of €2,000m2, based on expert valuation, giving a gross development value of approximately €75million. It will be built in 3 phases, each taking approximately 18 months.  Security: The developer is providing rights to apartments in the 3rd Phase at a 60% discount to current market value i.e. €780m2 against a current value of €1950m2. The developer is also providing a pledge on their shares in the development. The security is released when the investment is repaid.   Developer: A team with a long track record of successful development both in the UK and abroad. This is further reinforced by the local Slovenian banks providing almost 80% of the construction funding.   Architect:  The architect is the well-known British firm - Squire and Partners, which won the UK Building of the Year award in 2006 for 199 Knightsbridge, and is now responsible for the redevelopment of Chelsea Barracks following Prince Charles' intervention.   Consent:  The site is currently being cleared and the Development already has full planning consent plus the necessary building licences.  Due Diligence: Full access provided to the project's due diligence materials for both the investor and their professional advisors.
